The Geneva Group (“the company”) is a real estate investment company aiming to generate capital gains, passive income, and long-term equity appreciation for its owners and Investors/lenders through the purchase and leverage of real estate investments.
In the short-term, the company will focus on the acquisition of larger multi-family residential properties, shopping centers office buildings, industrial warehouses/flex space in South Florida, Atlanta Georgia and Charlotte North Carolina, middle Tennessee as well as Austin and Houston Texas and the surrounding metropolitan areas.
Long-term, it is expected that the company will leverage its growing experience, expertise, and Investors/lender reach to branch into larger commercial real estate opportunities, including office towers National credit anchored power centers and larger land development projects.
Multi-unit properties, ranging from 150 to 300+ units, and valued between $1.5M – $25M
- Focus on Class B/C apartment buildings/complexes in Class A/B neighborhoods
- Properties ideally newer than 30 years old to ensure long-term value
- Retail Shopping Centers ranging from 10K to 150K sq. ft.
- Properties will ideally have sufficient parking for all tenants
- Property condition should be very good or improved to very good prior to renting
For value play investments, the company will look for properties with the following set of criteria used for investment consideration:
- Multi-unit properties, ranging from 150 to 300+ units, and valued between $1.5M – $25M
- Focus on Class B/C apartment buildings/complexes in Class A/B/C+ neighborhoods
- Retail Shopping Centers ranging from 10K to 150K sq. ft. Ideal vacancy upon acquisition should be 50-75%
- Property condition should be good, with cosmetic improvements necessary and sub-metering potential available
